Can you buy a home in Florida with a VA loan and no down payment?

Often, yes. An eligible borrower may be able to purchase with no down payment when the sales price does not exceed the home’s appraised value. VA-backed purchase loans also do not require monthly private mortgage insurance. You still need a valid Certificate of Eligibility and must meet VA and lender requirements for credit, income, occupancy, and the property.

No down payment does not always mean no cash at closing

A zero-down structure can reduce the required upfront investment, but buyers may still have closing costs, prepaid taxes and insurance, inspection costs, and other transaction expenses. The VA funding fee may also apply unless the VA confirms an exemption. I prepare a complete estimate so the focus stays on total cash to close, not only the down payment.

The VA appraisal is not a home inspection

The appraisal supports the lender’s review of value and VA property requirements. It does not replace an independent home inspection, which is designed to help you understand the property’s condition before closing.

Property type and occupancy should be reviewed early

VA-backed purchase loans are for a primary residence. Eligible property types can include single-family homes, certain multi-unit homes, manufactured homes, and condominiums in VA-approved projects. Confirming the property fit before writing an offer can prevent avoidable delays.

Florida insurance and association costs affect the full approval

Homeowners insurance, possible flood insurance, property taxes, and homeowners-association dues can materially change the monthly payment and qualification. Those costs should be estimated alongside principal and interest before you set a comfortable purchase range.
