Start with the actual Central Florida home search
The Disney corridor is not one housing market or one commute. A useful mortgage review starts with the neighborhoods, property type, ownership plan, price range, taxes, homeowners insurance, association dues, and daily travel pattern that matter to you.
Compare the complete monthly cost
Principal and interest are only part of the payment. Property taxes, homeowners and flood insurance, association dues, mortgage insurance, and property-specific costs can change the comfort range.
Document the income you actually receive
Base pay, overtime, bonuses, commissions, differentials, and variable hours can have different documentation and history requirements. The lender determines which income is eligible to use.
Keep occupancy clear
A primary residence, second home, and investment property can have different loan rules. The intended use of the property should be accurate from the beginning.
Plan cash to close early
Down payment is not the full amount due. Earnest money, closing costs, prepaid items, escrow, insurance, inspections, and reserves may all be part of the planning conversation.
